Landlord agency became a skill set that was borne out of necessity.  Following Tamarack’s real estate acquisitions in the 1990’s and adopting the mantle for leasing family-owned real estate, Tamarack knows how to represent the Landlord’s interests – soliciting the brokerage community with full cooperation while always keeping an eye on mitigating risk and driving value.  The results over the past 25+ years speak for itself as Tamarack has leased and re-leased hundreds of thousands of square feet of office, industrial and retail assets accounting for hundreds of millions of dollars of consideration and value creation.  The conclusion: hard work, clarity on the value of an asset in the marketplace, attention to detail and a firm grasp of the nuances of all the terms of a real estate transaction cannot be substituted to achieve success in landlord agency.

Buying or selling vacant properties for owner-users comprises a significant percentage of our sales experience on the industrial and office side of the business.  For our exclusive clients we have found success in finding, securing and closing on the desired property or buyer, as the case may be.

Tamarack’s background in tenant representation harkens back to 1992, when representing a good paying tenant became the best way to establish value and earn a fee in a challenging market.  From a pedigree that includes tenure at such respected institutions as the tenant representation firm, The Staubach Company, as well as Jones Lang LaSalle (NYSE: JLL), Tamarack’s ability to run a proper tenant-representation process for both office and industrial tenants is one of the most valuable services it can offer its clients.  It is this tenant-representation process that yields results for our clients, true visibility into market options and context to make well-informed decisions.

Asset Management

Principals at Tamarack have bought, sold and managed for themselves and others almost all asset-classes including industrial, retail, creative office/flex, market-rate and affordable apartments as well as student housing properties in California, Texas, Washington, Alabama, Georgia, South Carolina and Nevada.  Their hands-on management style is reflected in the saying, “Don’t expect what you aren’t willing to inspect.”  Their experience includes due diligence, managing commercial tenant improvement budgets, administering rehab projects, managing 3rd party agents and management vendors, supervising attorneys and accountants, contract negotiation and enforcement, litigation, refinance positioning and implementation, loan origination, lender compliance reporting, insurance optimization and claims enforcement, tenant relationship management and the development and deployment of long-term plans for asset preservation and value creation.   It has been their experience that good asset management boils down to attention to detail, awareness of what’s happening at the real estate level and working with accountable partners and service providers.
